Rooftop unit runs but blows warm

Failed contactor or capacitor, low charge from a coil leak, or a locked-rotor compressor. On gas/electric RTUs a tripped high-pressure switch from a filthy condenser coil is the most common culprit.

One zone hot, the rest fine

On multi-RTU or VRF buildings this is almost always a single unit or branch controller — not the whole system. We isolate the zone instead of quoting a building-wide fix.

Breaker trips when cooling starts

Shorted compressor windings, a grounded condenser fan motor, or an undersized/aged disconnect. We meter before we reset — repeatedly resetting a breaker on a shorted compressor destroys more than it saves.
